We offer several convenient ways to manage your mortgage payments. 

You can make the following payment types online by selecting the Payment Options drop-down menu:

• Principal-only
• Escrow-only
• Late-fee only

You can also make any of these payments in person or by phone if you prefer help from a representative.

These payment options do not apply to home equity loans.

Home equity loans work differently because interest accrues daily on the outstanding balance. Each payment first covers accrued interest, then principal.
 

Make paying your mortgage easy with ACH automatic payments – scheduled directly from accounts outside of Suncoast each month for convenience and peace of mind.  

To set up automatic transfers from a Suncoast savings or checking account to your Suncoast mortgage loan, please contact the Member Care Center at 1-800-999-5887 or visit your nearest branch.

Mortgage

Your monthly mortgage statements are mailed to the mailing address we have on file. For added security and convenience,  we encourage all of our members to enroll in eStatements.

You can enroll in eStatements by going to  Account Preferences & Settings under the My Profile section in the Suncoast Mobile App or SunNet and selecting Mortgage eStatement Enrollment. Once enrolled, you will no longer receive paper statements by mail.

Mortgage eStatements can be viewed and downloaded anytime through your online account under the Documents & Resource Center.

Home Equity Loan

If you have a home equity loan, your information will be included on your regular account statement, which may also include any other accounts you have with us, such as checking, savings, or additional loans.

To receive eStatements for your home equity loan, you must complete a separate enrollment by going to Account Preferences & Settings under the My Profile section in the Suncoast Mobile App or SunNet and selecting eStatement and eNotice Enrollment.

Important: Enrolling in eStatements for your home equity will convert your entire regular account statement to electronic delivery. 

• 1098 Tax Statement is mailed by 1/31 annually.
• Annual Escrow Statements are available Mid-February each year.
• Annual PMI Statements are available Mid-September each year. 

Please ensure you enroll in eStatements first, to be able to access your statements online or in the mobile app.

Yes, you can. Both loans include principal and interest, but they calculate interest differently, so paying ahead works differently for each loan type. Additional fees or charges can also affect how your payment is applied:

Mortgage (Amortized Loan):

• Paying ahead covers future scheduled payments and helps reduce your principal balance sooner, which can lower the total interest you pay over time.
• Each regular payment is applied to principal and interest first, then to any escrow items (such as property taxes and insurance), and finally to outstanding fees or other charges, if applicable.
• If you make an extra payment, it’s typically applied to your principal balance.
• If you send less than a full monthly payment, the funds may be placed in a suspense account until enough money is received to make a full scheduled payment.

Home Equity Loan (Simple Daily Interest Loan):

• Interest accrues daily on your outstanding principal balance.
• Each payment first covers interest since your last payment; any extra reduces principal.
• Making a full scheduled payment advances your due date, but interest continues accruing daily.

Important: If you skip a payment or do not pay enough to cover all accrued interest, plus any fees or other charges, your principal will not decrease.

Regular monthly payments are recommended, and you can generally pay up to four months ahead.

This information is provided for general reference. Your loan agreement and disclosures govern the exact terms of your mortgage or home equity loan, including how payments are applied and how interest is calculated.

You may be able to lower your mortgage payment in several ways:

• Refinancing to a lower interest rate or longer term.
• Adjusting your escrow account if taxes or insurance change.
• Making extra payments: if you make a lump sum payment of $5,000 or more, your loan can be re-amortized, which may reduce your monthly payment while keeping your loan term the same.
